800 Broadway is an impressive 40-story concrete tower, featuring a 6-story podium that also includes 3 levels of underground parking. This expansive 527,500 sf development comprises 389 units, with 15% allocated for affordable housing, encompassing studio to 3-bedroom options. The podium section encompasses 4 levels of parking above a spacious double-height ground-level retail area and residential lobby. Level 6 tops off the podium, offering a central leasing lounge, offices, a fitness room, a yoga studio, a speakeasy, and private dining space, all adjacent to a generous outdoor terrace. At the pinnacle of the tower on the 40th floor, residents can enjoy an outdoor pool and spa, an open sky deck, an indoor sky lounge, a game room, a reading area, and private office/meeting spaces. Developed by CA Ventures, this remarkable project is on track for completion in 2023.

Notable KOR Structural Solutions

  • The 40-storey building features all concrete construction, with 7.5” thick post-tensioned concrete flat slabs on typical residential levels and thicker conventional slabs on parking floors.
  • Concrete shear walls arranged into a central core in the middle of the tower provide lateral resistance to wind and seismic loads.
  • The project utilized an Alternative Means and Methods application to avoid a dual-system ( moment-frames in conjunction with shear walls) and show that the core provides equivalent or better performance. As part of the application, the building was peer-reviewed by some of California’s foremost experts in seismic design.
