The 37-storey Residential Apartment Building is a prominent tower in the downtown core area of San Diego.

Located at the intersection of Union Street and West Ash Street in the downtown core of San Diego just north of the Gaslamp District, the 37-story Tower is a shining new residential tower in the area.  The glass clad structure has 30 storeys of residential levels with panoramic views of the city and San Diego Bay, with 4 levels of parking above grade and 3 levels below grade.  The building features a 2 story Sky Lounge at the 36 floor with an outdoor pool and amenity spaces.  The building was designed by Joseph Wong Design Associates and built by and managed by Trammel Crow Residential.

Notable KOR Structural Solutions

  • The building integrates the desired mix for residential apartments as well as commercial spaces at level 1 and public and amenity spaces.
  • The residential apartments from levels 6to 35 conform with the structural scheme and form the main portion of the tower.
  • The east facing penthouse suites on level 36 have panoramic views of East Village and and Balboa Park.
  • Roof top amenity for the residences containing an outdoor pool and Skylounge has been provided on the south and west side of level 35 & 36 with panoramic views of the downtown core of the city as well as San Diego Bay and Coronado Island
  • Further shared amenity for the residential space including Fitness Room and exterior lounge areas has been provided at level 6.
  • The base building structure is comprised of regular reinforced concrete slabs in the basement including levels 1 through 6.
  • The residential floors consist of post tensioned concrete slabs with in-slab ducts.
  • The foundation structure was designed to bridge over a 20 ft wide trunk sewer pipe easement requiring scour analysis and special approvals from the City of San Diego.
  • The Seismic load resisting structure containing a centrally reinforced concrete elevator core was design using Performance Based Design process enhancing the safety and performance of the structure in the design earthquake event.
  • Earthquake instrumentation monitoring has also been provided by the California Strong Motion Instrumentation Program by the California Geological Survey.
