KOR Review Guidelines – Wood Framing

STANDARD NOTES AND DETAILS, THINGS TO CHECK:

  1. LOAD BEARING WALLS:
    1. CHECK SIZE AND SPACING OF SILL PLATE ANCHOR BOLTS.
    2. CHECK THAT CONCRETE BEARING SURFACES ARE LEVEL BENEATH SILL PLATES. IF NOT, THEY SHOULD BE LEVELLED WITH MORTAR. CHECK THAT FOAM SILL GASKETS ARE INSTALLED UNDER SILL PLATES BEARING ON CONCRETE.
    3. CHECK SIZE, SPACING, GRADE OF STUDS AND PLATES AND CHECK NAIL SIZE AND DIAMATER OF NAIL.
    4. CHECK NUMBER OF TOP AND BOTTOM PLATES; 2 TOP PLATE REQUIRED TYPICALLY; 2 BOTTOM PLATES REQUIRED ONLY WHERE CONCRETE TOPPING IS USED ON FLOORS. CHECK THAT BUTT JOINTS IN DOUBLE PLATES ARE STAGGERED.
    5. CHECK THAT PLATES ARE KILN DRIED
    6. CHECK LOCATION, NAILING, AND NUMBERS OF STUDS IN BUILT-UP POSTS. IF NUMBER OF STUDS BENEATH HEADERS OR BEAMS IS NOT INDICATED ON STRUCTUREAL PLANS, REFER TO WOOD FRAMING NOTES. ALL HEADERS AND BEAMS REQUIRE MORE THAN 1 STUD AT EACH END.
    7. CHECK THAT ALL POSTS AND BUILT-UP POSTS REQUIRED ON ANY FLOOR LEVEL ARE CARRIED DOWN THROUGH LOWER FLOOR LEVELS TO THE FOUNDATION UNLESS NOTED OTHERWISE. CHECK THAT SOLID BLOCKING IS INSTALLED IN JOIST SPACING.
    8. CHECK SIZE, NUMBER, GRADE AND NAILING OF HEADERS.
    9. CHECK NAILING OF EXTERIOR WALL SHEATHING. IF SHEATHING IS INSTALLED HORIZONTALLY, CHECK THAT VERTICAL JOISTS ARE STAGGERED.
    10. IF EXTERIOR WALLS ARE PREFABRICATED, CHECK THAT JOISTS BETWEEN PANELS CONFORM TO THE STANDARD NOTES.
  2. SHEAR WALLS:
    1. CHECK THAT BLOCKING IS INSTALLED BETWEEN STUDS AT ALL HORIZONTAL SHEATING JOINTS.
    2. CHECK TYPE, SIZE, LOCATION, AND BOLTING OF HOLD-DOWN ANCHORS AT FOUNDATION AND THROUGH FLOORS.
  3. FLOOR FRAMING:
    1. CHECK SIZE, SPACING, GRADE AND DIRECTION OF JOISTS.
    2. CHECK FOR DOUBLE JOISTS UNDER PARALLEL WALLS ABOUT AND AROUND OPENINGS.
    3. CHECK SIZE, GRADE, AND LOCATON OF BEAMS. CHECK NAILING OF BUILT-UP BEAMS.
    4. CHECK THAT JOISTS BEAR DIRECTLY OVER STUDS WHEREVER SPACINGS ALLOW.
    5. CHECK JOIST CROSS-BRIDGING BLOCKING BETWEEN SUPPORTS. CHECK JOIST BLOCKING REQUIRED OVER LOAD BEARING WALLS, DROPPED BEAMS, OR HEADERS.
    6. CHECK BACK SPAN DISTANCES OF CANTILEVERED JOISTS.
    7. CHECK JOIST BEARING. FLUSH CONNECTIONS TO BEAMS REQUIRE JOIST HANGERS.
    8. CHECK BEAM HANGERS. IF STRUCTUREAL DRAWINGS GIVE HANGER LOADS ONLY, RECORD CATALOGUE NUMBERS FROM HANGERS AND CHECK WITH DESIGN ENGINEER.
    9. CHECK THAT A MOISTURE BARRIER IS PROVIDED BETWEEN WOOD FRAMING AND ALL CONCRETRE OR MASONRY.
    10. CHECK THAT SHEATHING IS CONTINUOUS ACROSS PARTY WALLS UNLESS NOTED OTHERWISE.
    11. CHECK THAT SHRINKAGE OF JOISTS (IN DEPTH) HAS BEEN ACCOUNTED FOR WHERE JOISTS MEET NON-SHRINKING STRUCTUREAL ELEMENTS (GLULAMS, MICROLAMS, ETC.)
    12. FOR “TJI” JOISTS, CHECK BLOCKING, BRIDGING, RIM BOARDS, ETC., AGAINST PROPRIETARY DETAILS. DO NOT ALLOW SUBSTITUTION OR INTER-MIXING OF SAWN LUMBER WITHOUT APROVAL OF DESIGN ENGINEER.
  4. ROOF FRAMING:
  5. ROOF TRUSSES:
    1. CHECK TRUSS SPACING, LAYOUT, AND BRIDGING, IN GENERAL, AGAINST APPROVED SHOP DRAWINGS.
    2. CHECK THAT HOLD-DOWN ANCHORS ARE INSTALLED AT TRUSS BEARING POINTS.
    3. CHECK TYPE, THICKNESS, AND NAILING OF SHEATHNG. CHECK THAT SHEATHING IS LAID WITH SURFACE GRAIN AT RIGHT ANGLES TO THE TRUSSES (OR JOISTS) WITH JOINTS PARALLEL TO THE TRUSSES STAGGERED. CHECK THAT SHEATHING IS TONGUE AND GROOVE OR HAS BLOCKING OR H-CLIPS AT UNSUPPORTED JOINTS.
    4. CHECK THAT SHEATHING IS CONTINUOUS ACROSS PARTY WALLS UNLESS NOTED OTHEWISE.
